One of the worst-kept secrets in the industry is that – aside from occasional unpublished rate specials available through select brokerages like mine – most mortgage brokers in BC have access to the same rates.

Chasing the lowest number rarely creates meaningful financial advantage; but I understand why rate feels so important. You’ve scraped together your down payment and you need a monthly payment your take-home income can actually support. On a traditional mortgage, rate seems like the only lever you can pull.

Thanks to friends, family and advertising…rate is THE mortgage lever Canadians have been taught to fixate on.

But that’s the limitation of a traditional mortgage.
